A games room for a house in Bracknell has been narrowly approved despite concerns it could be rented out as a separate home instead.
A games room at a house in Bracknell has been given the green light, despite worries it could be rented out as a separate dwelling.
The owners of a semi-detached property in Staverton Close sought to add a large two-storey rear extension, a single-storey front extension, and an outbuilding for the games room, which will feature a pool table.
However, concerns from neighbours arose about the potential for the outbuilding to include a bed and be let out. Seven local residents raised objections, prompting the planning committee at Bracknell Forest Council to review the application.
Councillor Mary Temperton (Labour, Great Hollands) expressed worries about the outbuilding being used for living purposes, asking if any conditions could ensure it remains a games room. Planning officer Basia Polnik confirmed that legal restrictions would prevent it from being used as separate accommodation.
Councillor Tina McKenzie-Boyle (Conservative, Crowthorne) echoed these concerns, sharing her experience with a similar situation in Crowthorne where a garage was being used for business, which raised parking issues.
Planning officers reassured that any misuse of the games room would be addressed through enforcement. Councillor Tricia Brown (Labour, Priestwood & Garth) reminded that residents should report any renting of the space.
Ultimately, the planning committee approved the project on August 14 with a condition that the outbuilding can only be used by the homeowners, not as a separate home. Councillor Tony Virgo (Conservative, Winkfield & Warfield East) noted that after a site visit, he found no grounds to reject the proposal.
